Extensive damage to roof due to snow makes selling a challenge

One of my favorite aspects of living in Calgary is the four distinct seasons.

Every few months, we get something new to appreciate and enjoy. Spring is such a relief after the long winters, and the rain washes everything clean. Summer is full of sunshine and a great time to pursue outdoor activities. Fall is absolutely gorgeous due to the colorful leaves. Winter is definitely the longest season, bringing extremely cold temperatures and a great deal of snow. The winters can be a challenge. Last year, record-breaking amounts of snow caused some damage to my snow. I wasn’t diligent about inspecting and maintaining the roof and gutters. I failed to notice missing shingles, deteriorating gutters and the buildup of ice dams. The weight of the snow eventually became too much for the roof to withstand. There was a collapse during the night. I was looking at extensive and costly repairs to not only the roof but ceilings, walls, electric lines, ductwork and plumbing. The house was not able to be lived in or sold through a conventional real estate listing. Rather than deal with the stress, expense and effort of restoring the home, I chose to sell via a cash buyer.
