Extensive issues to roof due to snow makes selling a challenge

Calgary is an especially appealing area, offering a stunning landscape, the amenities of a sizable town and the charm of a rich history, but one of my number one aspects of living in Calgary is the four distinct seasons, then every few months, my great friend and I get something current to cherish and enjoy! Springtime is such a relief after the long winters, and the rain washes everything clean.

  • Summer is full of sun and a wonderful time to pursue outdoor activities, but fall is really gorgeous due to the colorful leaves.

winter is really the longest season, bringing seriously cold temperatures and a wonderful deal of snow, the winters can be a challenge, but last year, record-breaking amounts of snow caused some detriment to my snow! I wasn’t diligent about inspecting and maintaining the roof and gutters. I failed to notice missing shingles, deteriorating gutters and the buildup of ice dams. The weight of the snow eventually became too much for the roof to withstand. There was a collapse during the evening. I was looking at expansive and lavish repairs to not only the roof but ceilings, walls, electric lines, HVAC duct and plumbing. The home was not able to be lived in or sold through a conventional real estate listing. Rather than deal with the stress, expense and effort of restoring the home, I chose to sell via a currency buyer. I contacted Leger Home Buyers and received a currency offer that same afternoon. There was no demand for an appraisal or inspection. I wasn’t expected to hire contractors or even wash up. Ten days later I had currency in my bank account, and I’d moved out of the home completely.
